Many of us had hoped 2022 would get off to a normal start, but that was before the Omicron variant got into the mix. Hospitalizations and deaths are on the rise, and a statewide mask mandate has been extended to February 2. After Mayor Eric Adams decided to keep schools open after the winter break, students at Stuyvesant High School and Brooklyn Technical High School staged a walkout demanding remote learning options and safer school environments. Weeks after several Broadway shows went temporarily dark due to infections among the casts, with some closing altogether, the New York City Ballet delayed the start of its winter season.

However, Governor Kathy Hochul notes that while cases in New York City are still high, the rate of increase is slowing down and a plateau may be in sight. Additionally, not only does New York’s high vaccination rate (82.9 percent of residents have received at least one dose) make a second lockdown highly unlikely, but vaccinated people are at the lowest risk for hospitalizations and death. In spite of all this, the strong real estate market of 2021 is largely expected to continue into 2022. Sale inventory is significantly lower than this time last year (7,448 publicly listed sales units all over New York as opposed to 10,143 around this time in 2021; numbers per CityRealty listings), and the prospect of rising interest rates may spur some people to buy and lock in low rates while they can. Indeed, the majority of sales units lingering on the market consists of the overpriced, poorly laid out, and/or unrenovated.

In this landscape, 194 sales listings experienced price cuts from January 4-10, 2022. Among them was a duplex penthouse at 30E31, a condominium that rose on the former site of the Madison Avenue Baptist Church parish house in what is now known popularly as NoMad. Designed by Morris Adjmi Architects, its soaring height and ornate facade set it apart in the skyline. In the penthouse, expansive picture frame windows look out on views of the Empire State Building. The entertaining level also includes a pantry, wet bar, and kitchen with high-end appliances and fixtures designed by Morris Adjmi.
