Proposed retail base of One Wall Street
Macklowe’s ambitious conversion of One Wall Street is well underway. The plan is to turn the 1931-built office building and its annex into 577 condominiums. With Robert A.M. Stern in charge, the annex will get a new vertical addition and a new glass-enclosed retail base below. Whole Foods has already signed on as a tenant and RKF is handling the leasing of the remaining spaces. Did we mention One Wall Street is like the best Art Deco skyscraper ever?

To the surprise of no one, condo developments near Central Park on the Upper East Side sell fast. With much of the area landmarked and nowhere to build in the co-op-heavy area, it's obvious to see why. Case in point, prolific rental developer Glenwood Management signed all 15 units of their ground-up condo building at 60 East 86th Street long before completion. Now, the first closings are coming in. First to close is a full-floor 4-bed/ 4.5 bath-unit on the third floor. The unit had an ask of $8,450,000 but closed at $9,673,375. Enough said.
Sky Lofts Unit #7B now on the market for $9.965 million

We love buildings with crowns, and think all skyscrapers should have them. The final floors of Zeckendorf’s 520 Park Avenue are being put into place. The tower will be topped by a triplex penthouse reportedly asking $130 million, and a lantern-like crown that will distinguish it in the Central Park skyline. Last month, we were disappointed to learn that the city’s first mass timber high-rise at 475 West 18th Street was shelved. The project’s developer told the Real Deal that the project just wasn’t feasible for economic and regulatory reasons. Now, a new woody structure designed by Biz Designs may soothe our splinters. Yesterday, the firm posted an image on Instagram of a six-story residential building clad in roughly-hewn wood. Unlike SHoP’s project, the exterior is likely just a front and more conventional construction techniques will be used to handle structural loads. The location is unknown but judging by the surroundings, the building appears to be somewhere in Williamsburg. Perhaps Woodpoint Avenue?

Last fall, we reported that developers have ben upping the ante on Fulton Street. Two upcoming residential towers at 19 Dutch and 128 William Street recently received significant height increases. Now Crain’s has more details on the latter and reports that the 144-unit tower will be a condo with starting prices below $2,000 per square foot. “At least half of the building will consist of studios and one-bedrooms in an effort to attract young, single people downtown.” Demolition is well underway and completion is slated for 2019.

American Copper Towers with streak of brighter copper from where the constrcution elevator attached
Earlier this month, we covered the leasing launch of the American Copper Buildings along the East River waterfront. Upon a recent visit, we noticed the tower is looking a lot more subdued than before. The recent removal of a construction elevator on the north tower which resulted in new copper panels being installs shows just how much the already-installed panels have oxidized. The ravishing two-towered complex penned by SHoP Architects is covered in 5,000 metal panels which weigh a whopping 2,100 tons. Inside are 761 apartments and an unparalleled roster of amenities.

Last fall,
the Times wrote about the balancing act being taken on by Brookfield’s first new office building at Manhattan West. The building is being built over a railyard where Brookfield used an innovative bridge-building technique to ford the gap. Since the new deck is not strong enough to hold the 67-floor tower, a concrete pedestal rises out of a bedrock cliff and the remainder will overhang the deck below. Now with the podium’s web of steel complete, the concrete core is finally rising skyward. Skadden Arps is anchoring the building and if all goes well, the supertall skyscraper will open in 2019. Earlier this month, Manhattan West's rental tower named the Eugene kicked off leasing on its 844 apartments.
