Since 2013, we've closely followed a ground-up condo underway at 54 MacDougal Street in the northwest corner of SoHo. Sited within the newly-designated Sullivan-Thompson Historic District, which more resembles Greenwich Village than the cast-iron blocks of SoHo, the 4-unit offering is being developed by Valyrian Capital and Ajax Partners.
As we all know, most building sites in lower Manhattan have a story to tell. The new structure replaces a 3-story house erected around 1820 and built on land formerly owned by U.S. Vice President Aaron Burr. In more recent times, the house held a jewelry store featured in the Hollywood blockbuster Men in Black. While its demolition was unfortunate, its loss further ignited the effort to preserve the surrounding area and in December 2016, the blocks were incorporated into the city’s first tenement-based landmarked district.

Contextual and quiet, the replacement building does rise to the occasion — a modest six floors to be exact. A recent pass by the site shows the building is nearly finished and its facade unshrouded, revealing a tasteful red-brick skin that frames an expanse of gridded windows and Juliette balconies that recall fire escapes. According to the sales team, led by Compass, its facade is composed of Flemish bond brick, corbelled Glen-Gery brick, Ponzio windows, and Juliette balconies with custom iron balustrades.

54 MacDougal's first condo listing hit the market in May. Spanning the entire third floor, the 1,380 ft² home is a two-bed, two-bath listed for $3.25 million or $2,355 per ft². Interiors designed by Nicole Fuller feature floor-to-ceiling windows, 7.25"-wide Panaget oak flooring and zoned central air-conditioning and heating with Nest thermostats. The open living and dining room stretch 22'-7" and have unique views down lightly-trafficked King Street. Kitchens have Effeti back painted glass cabinets and Arabescato natural stone countertops. Appliances include a Gaggenau refrigerator, Wolf range and microwave, and a Falmec hood.
Secondary bedroom
Bedrooms are positioned away from the street and toward a private, characterful courtyard. The master suite has a marble bath accessed through a walk-in-closet. It is fitted with polished nickel Waterworks fixtures, Roberm wall cabinets, twin sinks, a deep soaking Kohler tub, Toto toilet, and a glass-enclosed separate shower. The second bedroom also has an en-suite bathroom clad in porcelain subway tiles and natural stone flooring. It is fitted with fixtures from Waterworks, Roberm, and Toto.
The home has a Miele washer/dryer, access to resident storage, and is entered through a key-locked fob-controlled elevator. The building has a brick- and metal-paneled lobby with a video intercom system with remote access.
