When a set of abandoned train tracks was transformed into an elevated park in June 2009, the High Line changed the game for urban reuse on the whole and its West Chelsea neighborhood. Visitors to the new park lingered to enjoy the restaurants, galleries, and boutiques at street level, and it has only grown in both popularity and size since then. The Spur, an open space that reaches over Tenth Avenue on West 30th Street, opened in June 2019. The High Line-Moynihan Connector, which lets visitors walk from the High Line to Moynihan Train Hall while only crossing the street once, opened on the first day of summer 2023. Another phase dubbed the Hudson River Connector plans to extend the High Line further west, past the Javits Center to the public recreational space at Pier 76, but a timeline for this is not yet available.

Southern sections of the High Line look out on Little Island, the dynamic new public park that rose from the post-Superstorm Sandy ruins of Pier 54. Hailed as a “charmer with killer city views” by The New York Times, it has hosted fashion shows, concerts, artists, poets, and comedians. The project was the brainchild of media mogul and Meatpacking District booster Barry Diller, and the design by Heatherwick Studio allows for abundant greenery, varying elevations, and gorgeous views.

Directly north of Little Island, a new rooftop park opened at Pier 57. It is on top of the City Winery performance venue and Market 57, a food hall curated by the James Beard Foundation. Another new food hall, Olly Olly Market, recently opened in the Starrett-Lehigh Building along with Hav & Mar, a new Marcus Samuelsson restaurant. Both food halls have put up stiff competition for Chelsea Market, but the standard bearer has not been quiet: It welcomed Economy Candy, the Lower East Side mainstay's first expansion in over 85 years, and ALF Bakery earlier this year.
On the commercial front, the food hall and rooftop park act as powerful lures for employees of Google’s Pier 57 campus to come to the office. After a pandemic-induced pause, work is underway on the Hudson Arts Building, a ten-story, 200,000-square-foot office tower at 220 Eleventh Avenue. This is part of a recent wave of new office construction taking place in the area and inspired by Google's success.
The opening of the High Line also set off a building boom for architecturally adventurous new residential buildings that made the most of elevated park and Hudson River views. The 7 train expansion only recently made that part of West Chelsea more accessible, but luxury buyers have not seemed to mind – according to CityRealty’s High Line Index, the average price of condos running the length of the High Line comes to $2,386 per square foot – not quite at pre-pandemic highs, but inching up. We take a look at exciting condominiums from celebrated architects.

The late, great Zaha Hadid incorporated her signature style for her only New York City residential project, which faces the High Line. The zig-zagging facade curves is reflected in the split-level unit layouts, where kitchens were designed by Hadid herself. Sensuous curves are also on view through the amenities, such as the sunlit pool, fitness center, and the city's first private IMAX theater.

Bjarke Ingels’ twisting 36- and 26-story towers span an entire block between the High Line and Hudson River Park, allowing for the 236 luxury condos to partake in sweeping views of both the river and the city. The west tower is exclusively residential, and the east tower houses condos on top of Faena Hotel rooms. Residents will enjoy access to hotel services along with exclusive residential amenities.

Construction on both towers topped out in March 2019, but work stalled in the wake of difficulties with the original developer and the pandemic-induced shutdown. However, after a new team purchased the project in December 2021, construction has resumed in earnest and the building has signed a flurry of high-priced contracts. Among them was a $52,000,000 penthouse that is Downtown Manhattan's highest to date of 2023.
