The past week's top sale by far was #PHB at The Benson, which closed for $35,726,250, or just above the last asking price of $35 million when it entered contract in November 2020. As astronomic as that figure may sound to most people, developer Miki Naftali described it as reasonable in an interview with The Wall Street Journal, saying, "I could have asked $50 million for this penthouse and then negotiated it down, but I don’t like to do that."

The 6,600-square-foot duplex penthouse features seven bedrooms, a gas fireplace, crown moldings, hand-painted cabinetry, radiant heated floors in the baths, and three private terraces. The buyer was listed as 1045 Phb Llc, and Mr. Naftali identified them only as a West Coast resident who had a family member see the building on their behalf.
The second-highest sale took place at 15 Central Park West, where #34A sold for $21,500,000, or slightly below its last listing price of $21.95 million. The buyer was listed under an LLC, and the seller is healthcare investor Gotham Makker. The three-bedroom unit was not Dr. Makker's first home in the building - an article in The New York Times notes that in August 2009, he sold a 28th-story unit for $12.5 million.

Manhattan Contracts:

  • From June 6-12, 2022, a total of 249 townhouses, condos, co-ops, and condops entered contract
  • The average time on the market was 75 days
  • The total sticker price sum came to $508 million, and the median last asking price came to $1.275 million
  • There were a total of 103 condo deals, coming to a total of $277 million. They came to a median asking price of $1.695 million and spent an average of 78 days on the market
  • The 10 condop deals came to a total of $11 million and a median last asking price of $750K. They spent an average of 62 days on the market
  • The 129 co-op deals aggregated to $189 million and came to a median last asking price of $895K. They spent an average of 74 days on the market
  • The seven townhouse deals came to a total of $31 million and a median last asking price of $4.95. They spent an average of 56 days on the market

It was a good week for Upper East Side apartments on the contracts side as well. The top contract of the past week was a 6,522-square-foot penthouse at Beckford Tower, which had an asking price of $29,000,000. Olshan Realty's market report notes that this is up from the $25 million it was listed for off floor plans in fall 2019. Like all Beckford Tower penthouses, this home features soaring ceilings, oversized windows, a luxurious eat-in kitchen, and a private terrace.
Beckford Tower's design and interiors drew inspiration from prewar Upper East Side architecture, but the second-highest contract took place in an authentic Beaux-Arts mansion that was later converted to condos: In The Stuart Duncan, a design by C.P.H. Gilbert dating back to the early 20th century, a three-bedroom duplex apartment entered contract with an asking price of $22,500,000. Olshan observes that this is a reduction from the $24 million price it was listed at in February, but that the unidentified seller stands to make quite a profit on it nevertheless: They paid $7,989,425 for it in 2006.

Shortly after John Legend and Chrissy Teigen's massive Nolita spread entered contract, the sale closed under the asking price of $18 million. The unidentified buyer is clearly a fan of Friends, having purchased the units behind entities known as Regina Phalange LLC and Central Perk LLC. It is also not known whether they plan to go through with Mr. Legend and Ms. Teigen's original idea of combining the two penthouses into one massive apartment. Meanwhile, the power couple will not be saying good-bye to New York, but is searching for a home base that does not require nearly the work combining apartments would be.
