The first full week of April 2021 (April 4-10) saw a total of 245 sales coming to an aggregate total of $395.3 million. The 107 recorded condo sales reported a median price of $1.475 million, or $1,377 per square foot. The 133 recorded co-op sales came to a median price of $840K.

A look at New York's best-selling buildings of Q1 2021 found that Downtown neighborhoods were some of the best performers, and that could be said of last week as well: Four of the five highest sales took place in Tribeca, the Village, and Gramercy Park. However, a sponsor unit in One57 had the top sale by far with a closing price of $16,845,875.

From April 5-11, a whopping 51 luxury contracts priced at $4 million and up were signed in Manhattan. Olshan Realty's market report notes that this weekly total is roughly equivalent to the deals at $4 million and up signed during the entire 13-week shutdown last year. Moreover, the week's sales volume of $454,829,989 is the largest since the end of December 2013.

Leading the charge was a penthouse at One Beacon Court owned by hedge fund mogul and Mets owner Steve Cohen asking $29.5 million, in a dramatic 67% drop from its original listing price of $115 million in April 2013. Mr. Cohen is not saying good-bye to New York, though - he is building a mega-mansion in Greenwich Village. The buyer has not been identified.

The second-highest contract was the duplex penthouse at 1228 Madison Avenue, which has a $21.6 million asking price as well as a private terrace off the gallery. The Robert A.M. Stern-designed building is a cooperative with condo rules and currently under construction.
