The top sale of the past week was a four-bedroom condo at 443 Greenwich Street that closed for $12.55 million, down from its last asking price of $14.25 million when it entered contract in March 2021. The buyer was identified only as Three Hound Dogs LLC, but watch this space - the building is very popular with celebrities!

From April 26 to May 2, a total of 41 luxury contracts (defined as $4 million and up) were signed in Manhattan with a total asking price sales volume of $390,052,995. Not only does this mark the fourth week in a row of 40 or more luxury contracts, but Olshan Realty's market report notes that this is in stark contrast to the same week at this time in 2020, when New York was on lockdown in response to the coronavirus pandemic and only one luxury contract was signed.

For the second week in a row, a sponsor unit penthouse at The Four Seasons Private Residences had the top contract. Apartment PH78B is a duplex penthouse with five bedrooms, 6.5 baths, a private loggia, and an asking price of $25 million, down from the original listing price of $29.5 million. The Four Seasons Private Residences is in a Robert A.M. Stern-designed building, as was the week's second-highest contract, PH11A at 150 East 78th Street, which was asking $20 million.

It was another week when condos far outsold co-ops - 29 to 8, as per the market report - but the past week's top co-op contract commanded attention: #PH at The Police Building, a New York City Landmark. The penthouse is located in the building's iconic four-story dome and has an asking price of $11.5 million, down from the asking price of $35 million when it was originally listed in 2016.
In addition to the past week's top sales and contracts, we take a look at the five sales in the past week that netted the sellers the highest return. The leading listing in this category took place at 812 Riverside Drive, where a three-bedroom closed for $850K, up 174 percent from its last closing price of $317,382 in 2008.
