From November 14-20, 2021, a total of 385 Manhattan condo, co-op, and condop sales closed with a total of $708,385,569. The 174 condo sales came to a median price of $1.55 million, and a median price per square foot of $1,575. The 206 co-op sales came to a median price of $825K.

The top sale of the past week by far was the penthouse at The Tulip Building in Soho, which closed for $49 million. The Wall Street Journal announced the sale and reported that the price sets a new Soho record. As a matter of fact, it beats its own former record of $35.14 million, set in September 2020 and besting the one previously held by Jon Bon Jovi's $34 million sale in 2015.

The penthouse spans approximately 8,000 interior square feet across the top three floors of the building and features six private terraces, including one with a built-in hot tub. Interiors feature multiple wood-burning fireplaces, a Great Room with 15' ceilings and two skylights, a kitchen with 20' barrel-vaulted ceilings and two butler's pantries, and a dramatic marble staircase leading to the bedrooms, which include a massive primary suite with dual private terraces. The buyer and seller have not been identified, but Academy Award-winning actor Heath Ledger was among previous residents.

The week of November 15-21, 2021 saw a total of 67 luxury contracts ($4 million and up) signed in Manhattan. The total weekly asking price sales volume of $613,744,899 was the strongest since Olshan Realty launched its luxury market report in 2006.

The past week's top contracts comprise 45 condos, 16 co-ops, and six townhouses. The top contract took place at 9 East 68th Street, a prewar mansion with an asking price of $29,500,000. The house dates back to 1906, when it was built by Heins & La Farge for Jeanette Bliss, philanthtopist and widow of banker George T. Bliss. It was filled with artistic riches from all over the world when she and her daughter Susan lived there, and a stained glass window once found at the top of the stairs is now in the Metropolitan Museum of Art. The house is currently divided into 13 rental apartments, but could be restored to both a single-family townhouse and the glory that put it in "Great Houses of New York, 1880-1940."

Around the block, the second-highest contract could be found at 22 East 67th Street, the Upper East Side townhouse of embattled hedge funder Philip Falcone, which had an asking price of $27,500,000. An auction of interest concerning this townhouse and Mr. Falcone's Hamptons mansion was originally scheduled for April 2021, but his attorneys successfully argued that the properties would fetch more on the open market. The auction was part of a lawsuit filed to recoup $65.8 million in unpaid loans to entities controlled by Mr. Falcone and his wife, Lisa.

The contract on this townhouse comes about a year and a half after the Falcones sold their double-wide townhouse on the same street for a record-setting $77 million. The house was previously owned by Penthouse founder Bob Guccione, and the Falcones renovated it to expand it and include a pool and movie theater below ground level.
