From April 11-17, a total of 157 sales were recorded in Manhattan, coming to an aggregate total of $268,962,884. The 61 condo sales came to a median price of $1,415,250, or $1,668 per square foot. The 81 co-op sales came to a median price of $850K.

The top sale of the past week was a massive duplex penthouse at 15 Central Park West that closed for $46.67 million and included a studio apartment for staff, a wine cellar, and two storage units. The Real Deal identified the seller as Dr. Lindsey Rosenwald, chief executive of Fortress Biotech, and noted that the penthouse sold for 28 percent less than its original asking price of $65 million. The unidentified buyer purchased the apartment through a Delaware-based LLC, and the apartment went into contract and closed in one day.

Another bold-faced name among the top sales was former chairman/CEO of First Data Corp. Ric Duques. Within two days, he and his wife Dawn sold their three-bedroom home at The Pierre for $11,333,298 and purchased an Upper East Side townhouse for $11,200,000. Their apartment at The Pierre was the largest three-bedroom available in the building; but with their six grandchildren (and dogs!) in Manhattan, the couple wanted to upgrade to a larger space with room for everyone.

From April 12-18, 2021, a total of 47 luxury contracts priced $4 million and up were signed in Manhattan with an aggregate asking price sales volume of $370,218,000. This extends the streak of 30 or more deals to 11 weeks in a row, the longest since Olshan Realty started keeping track in 2006.

The market report also notes that 22 out of the 36 condo sales contracts were inked by developers for the biggest week of sponsor sales since mid-February 2018. These included contracts at 520 West 28th Street and The Benson, the latter of which was the final sponsor unit in its building. Construction on The Benson topped out in fall 2020, and a recent visit saw facade work well underway.
The top contract of the week, which had an asking price of $25,950,000, was also a sponsor sale, taking place at the newly launched 378 West End Avenue. Developer Alchemy Properties is combining apartments 16A and 16B into one full-floor home for the buyers, and the 6,901-square-foot apartment is surrounded by terraces and balconies that total 2,349 square feet.
