1 Great Jones Alley is tucked in a private Noho alleyway, but this 12-story condominium won’t blend into the background for long: When designer BKSK Architects brought it before the Landmarks Preservation Commission, the project easily gained approval and was predicted to become a landmark itself. Now that the netting is coming down, it is easily distinguished by the terra cotta fins in its brick and glass facade.
A private gated entry to 1 Great Jones Alley allows for discreet drop-offs and pick-ups. Upon entry, the attended lobby is home to rotating local art exhibitions curated by Eric Firestone. Additional amenities include a fitness center by The Wright Fit, water spa with three thermal baths, and a beautifully landscaped second-floor terrace.

As great as the building’s offerings are, its greatest asset may be its prime downtown location. Its address in the Noho Historic District sent it to Landmarks, and the surrounding streets are filled with attractive old buildings and new construction that meets the historic standards. Some of the city’s best restaurants are a stone’s throw away, as are plenty of high-end fitness studios to burn it off. The best of Soho shopping is a short walk south, as is the Broadway-Lafayette subway stop.
Closings commenced last February and have come in at an average of $2,797 per square foot, or roughly in line with the listing prices. Perhaps unsurprisingly, only two out of 14 units remain on the market. A three-bedroom is listed for $4.775 million, and a model unit is listed for $8.95 million. As the only full-floor apartment left in the building, it measures four bedrooms, four and a half baths, and 3,303 square feet, or $2,710 per square foot. According to CityRealty data, this vaults it above similarly sized and situated condos’ median price of $2,116 per square foot.
