According to Olshan Realty's weekly market report, December 2019 got off to a robust start with 19 contracts signed for Manhattan listings at $4 million and up.

While the #1 sale was an Upper East Side mansion that signed for $16.5 million, the leading apartment wasn't too far behind: Unit #11CD in 1060 Fifth Avenue, a six-bedroom home in a J.E.R. Carpenter-designed masterpiece, entered contract for $15.75 million. The 12-room co-op features sun-filled exposures in all four directions, an oak-paneled living room with wood-burning fireplace, a large windowed kitchen, and a private gallery that leads to a private bedroom wing.
Top contracts cited in the Olshan report took place in renowned cooperatives and exciting new condos alike, a mindset that extended to CityRealty's highest recorded sales. The top sale was a full-floor home at 993 Fifth Avenue, an Emery Roth-designed prewar cooperative, that closed for $11.3 million (originally listed for $13.5 million). However, the next highest numbers were put up in 101 Warren Street and 90 Morton Street, a new construction condo and the recent conversion of a printing house, respectively.

Meanwhile, this week has gotten off to an exciting start at 91 Central Park West, where John Legere, departing CEO of T-Mobile, sold his penthouse to fashion powerhouse Giorgio Armani for $17.5 million. The Wall Street Journal announced the sale and reported that the more than 3,000-square-foot home was originally listed for $22 million, adding that it was not publicly listed at the time of the sale.

Mr. Armani already owns an apartment in the handsome prewar building, and his purchase of Mr. Legere's home will allow him to take over the whole floor. No word yet on how this affects his plans to live in one of the apartments above his transformed Upper East Side flagship at 760 Madison Avenue. Until then, check out the top five contracts and sales below.

There were 192 condo, condop, and co-op sales recorded in Manhattan last week with the average price of a condo coming in at $2.19 million and co-ops averaging $1.22 million. See full list below.
