Fifty years ago, SoHo began its evolution from factories to fabulous lofts, which were first inhabited by enterprising artists who embraced the open floor plans, large windows, and cheap prices. In doing so, they brought renewed glamour to a "blighted" area that had gone slowly downhill when the textile companies and dry-goods wholesalers departed a half-century ago.

Today, a walk down the streets of Soho shows that the area is almost all glamour: the architecturally significant cast-iron buildings, the restaurants by world-renowned chefs, the incredible crop of designer boutiques. This all comes at a cost, of course, as the artists who played an important part in resuscitating the neighborhood can no longer afford to live there: The median price of a Soho condo is $4 million, and their co-op counterparts come to median price of $3.225 million.

Such daunting prices have not turned away wealthy buyers. CityRealty listings show only 154 apartments for sale in the neighborhood; and, with only nine months of sales data on record for 2021, the number of deals closed in Soho is already 122 percent higher than all of 2020. Additionally, the aggregate dollar amount of deals closed in Soho in the first nine months of 2021 is more than double that of the entire 2020 year.

Those buying and living in Soho could have a front-row seat to changes taking place in New York. A rezoning for Soho and Noho has been in the works for years, with elected officials and local activists grappling with how to add more housing while preserving the architectural and artistic character of the area; most recently, City Planning suggested decreasing the amount of commercial space available in certain areas, and critics called for more affordable housing.

Moreover, between the absence of tourists and closing stores, the Soho Broadway Initiative BID has proposed revitalizing the area by making it more pedestrian-friendly. Their Public Realm Framework + Vision Plan proposes reducing traffic, increasing sidewalk space and public amenities, and establishing public plazas along Prince and Howard Streets. The plan cites the public plazas along Broadway near and above 23rd Street as examples, and has already attracted the support of Manhattan Borough President Gale Brewer. As an example of how this might look, "Little Prince Plaza" (Prince Street between Broadway and Mercer Street) will be closed to vehicular traffic on Saturdays in October.
