No surprises here. The Durst Organization's VIA 57 West is perhaps the most architecturally ambitious rental building ever developed in the city aside from Frank Gehry's Spruce Street tower in the Financial District. Anchoring the western terminus of the city's billionaire's boulevard, the 41-floor building is comprised of 700 no fee rental apartments organized around a central courtyard. The tower's ravishing shape, a tetrahedron, begins one-story tall along it's Hudson River facing elevation and slopes upward to its 465-foot midblock tip.

Leasing began earlier this year and for a limited time the leasing team is offering two month’s free for incoming renters. Currently there are eight apartments for rent: one 3-bedroom unit starting from $11,142/month, one 2-bedroom starting from $7,285/month, three 1-bedrooms starting from $3,600/month, and three studios starting from $2,914/month.
Developed by Monadnock Development, Carmel Place at 335 East 27th Street is a newly finished no-fee rental building in Manhattan's Kips Bay/Gramercy neighborhood. The building's popularity derives from its modular design and compact units crafted by the forward thinking designers at nARCHITECTS. The building is the result of a pilot launched by the Bloomberg administration aimed to test compact and efficient living arrangements within the city’s tight housing market. The 11-story building's 55 apartments were assembled though modular construction where each unit was brought to the site from a factory in the Brooklyn Navy Yard.

The leasing team led by Citi-Habitats is offering one month free on all 12- and 24-month leases. There are ten micro-studios available ranging from 265 to 360 square feet in size. Prices start at $2,562/month and $3,020/month.
This tower's popularity is likely due to the affordable housing lottery that commenced this spring, offering one-fifth of the tower's 598 apartments for below market rents. Developed by Gary Barnett's Extell Development and designed by SLCE Architects the 53-story skyscraper is one of the largest residential buildings to come online in the booming Hudson Yards area. It's clean design of glass and metal accents discreetly conceals the 598 rental apartments inside. Leasing has yet to begin on the market-rate rentals, but we announced recently that a new registration site has launched for interested renters.

Some 30,000 square feet of the tower’s total 725,000 of floor area will be reserved for service and amenity space. Amenities include a grand double-height lobby designed by McGinley Design, complete with a 24-hour doorman and concierge, a health and wellness center on the 9th floor, that includes an indoor saltwater lap pool, a weight training room, a yoga studio, a cardio fitness room, a covered outdoor dog park, and staffed reception and changing rooms. On the roof will be a sundeck and swimming pool, along with a private resident’s club with floor-to-ceiling windows. There will also be a children’s playroom, an indoor bicycle park, a bowling alley, a putting green, a pet care facility, resident storage lockers, building-wide single sign-on WiFi, and a Smartphone app to manage all business services.
For those who want to be in the thick of New York, the Vogue is a 25-story rental tower positioned in the heart of Midtown equidistant from Penn Station/Herald Square and Times Square. Spanning a full blockfront along Sixth Avenue between 36th and 37th streets, the tower provides many of its 320 rental units with balconies and also offers a concierge, garage, sundeck, and a laundry room on every floor. Currently, there is only one unit on the market, an 800 square foot two bedroom priced at $3,500 per month.
Rounding out the top five is Pacific Park's modular tower addressed at 461 Dean Street and nicknamed B2 Tower. After a series of delays, the 32 story building finally topped off construction and launched a housing lottery for 181 of its 363 rental units. The building is being designed by SHoP Architects and when finished will be the tallest prefabricated building in the world.

Apartments will offer wide-plank white walnut flooring, brushed metal hardware, oversized windows, and in-unit washers and dryers. Kitchens will be outfitted with stainless steel appliances, custom-made lacquered cabinetry, and quartz countertops.

Amenities will include a fitness center, private dining room, lounge, terrace, children’s play room, game room, and art studio.
