Last week's most expensive recorded sale came from last month's top selling building, the Herzog & de Meuron-designed 160 Leroy Street. The unit, #14BN, is a nearly 5,000-square-foot four-bedroom home that originally came on the market in 2016, and was asking $19.5 million. And while steep discounts have been the norm this year, the unit actually sold for $20 million, just $1 million less than its most recent price change.

The second most expensive sale recorded last week might be familiar - it's a penthouse atop 11 North Moore Street in Tribeca that's been trying to find a buyer since 2014, when it was listed for $40 million. It comes with all the bells and whistles - a rooftop pool, an interior elevator, a private two-car garage, a gas fireplace, 68 windows, and a whopping 7,061 square feet of space. Despite the perks, it was discounted by $20 million throughout the years and has finally found a buyer.

As for luxury contracts, Olshan's latest market report shows 19 were signed last week at $4 million and above, a 58% increase over the previous week when just 12 contracts were signed. Most of these were sponsor units. Coming in at number 1 was the 77th floor unit at One57, which was the second top-selling building last month. The four-bedroom pad, which spans 6,240 square feet and features a 58-foot living room facing Central Park, went into contract for $44 million, a reduction from the $52 million it was asking when it hit the market in February 2017. This represents a loss for the owner who bought it in 2015 for $47,782,187 from the developer Extell.

The second priciest contract was a $16.95 million sponsor unit, #40C, from CIM Group and Macklowe Properties' 432 Park Avenue. Highlights of this home include 3,575 square feet of space, 3 bedrooms, 3.5 bathrooms, 12.5-foot ceilings, and north, south, and west views.
