According to Olshan Realty's weekly market report, 25 contracts were signed last week for condos, co-ops, and townhouse priced at and above $4 million. This week was an especially strong one for condos, which comprised 21 out of 25 signed contracts. A high-floor duplex at Time Warner Center, #70B, was this week's biggest signing, with a listing price of $15 million.

Claiming the fourth spot is a potentially record-breaking deal at 88&90 Lex, a Gramercy-area condo development wholly reimagined by HFZ Capital with Workshop/APD helming the design. Most recently listed for $11 million, the sale of 90 Lexington's Penthouse A would become the priciest closing in a building bearing Lexington Avenue as its primary address. If sold at or near its asking price, the penthouse dethrones current record holder 325 Lexington, #PHB, which closed for $8,655,125 in June 2015.
Once thought as too far east, and downmarket when compared to Fifth, Park, and Madison Avenues, Lexington Avenue has undergone a residential renaissance in recent decades, from its genesis at Gramercy Park to its elevational apex in Carnegie Hill. South of Midtown, the relatively narrow thoroughfare is characterized by light traffic, a hodgepodge of restaurants (see "Curry Hill"), and lower-scaled buildings when compared to neighboring avenues. Other recent and notable condo buildings on the stretch, which often don't bear the Lexington moniker, include One Beacon Court, The Touraine, The Lucida, The Hayworth, and 121E22.

As far as sales are concerned, we would not have been surprised to see fashion icon Giorgio Armani's $17.5 million purchase of T-Mobile CEO John Legere's penthouse at 91 Central Park West as the week's biggest sale. However, as has been happening quite often at 220 Central Park South, a buyer swooped in and claimed the top spot with a purchase of #59A, a three-bedroom home, for $36.05 million.

The Armani-Legere transaction is the second-largest sale of the week, and they weren't the only bold-faced names among our top sales. Broker Robert Futterman sold his Meatpacking District apartment for $8.5 million in the fourth-highest sale.
There were 196 condo, condop, and co-op sales recorded in Manhattan last week with the average price of a condo coming in at $2.46 million and co-ops averaging $1.28 million. See full list below.
