Woolworth's pinnacle via Alchemy Properties Woolworth's pinnacle via Alchemy Properties
Esteemed architect Philip Johnson once cited that the Woolworth Building as his all-time favorite skyscraper, decades later, he is far from its only admirer. In recent years the upper portion of the commercial landmark has been converted to residences. We've ranked Woolworth as one of the city's most prestigious condo buildings, as having the most romantic rooflines, and being the most adept condo conversion of our time.. In this week's round-up of top sales and contract-signings in NYC for the week of Febr, the "cathedral of commerce" (and now of respite) makes a strong showing with not one but two deals among the top contracts signed in the past week.

Aside from Woolworth, the Billionaires' Row supertowers of 252 West 57th Street, One57, and 53W53 topped the list as they have been in many weeks prior. Two Park Avenue co-op spreads also were among the biggest sales, making it clear that the avenue is still among the world's great addresses.

In addition to honoring the past, this week's top contracts look to the future. At $23.75 million, the top contract went to the penthouse in 252 East 57th Street, a new tower on the eastern end of Billionaires' Row. New construction downtown filled in the top five spots.
Billionaires' Row also makes a splash on the sales side, where the top recorded sale of the past week was a four-bedroom at One57 that sold for $15.7 million. A few blocks over, a listing at 53W53 wasn't far behind with a sale recorded for $12.75 million. However, as the next two top sales show, prestigious Park Avenue cooperatives are not to be consigned to the past.
For the week of February 9, there were a total of 258 condo, condop, and co-op sales recorded in Manhattan with the average price of the 116 condo sales coming in at $2.205 million or $1,634 per square foot. The 134 co-ops averaged $1.46M. See the full list below.
