As Studio Gang’s first residential condominium in New York, 11 Hoyt has captured the attention of architecture aficionados and the real estate community alike. The 57-story building broke ground last year and topped out construction this past June. The scalloped panels, composed of masonry and large picture windows, will form an organized pattern that animates the facade throughout the day. The creases will also pull interior spaces outward, providing window seats and enhanced views.

In another New York residential first, Michaelis Boyd Associates designed the interiors of the 481 studio through four-bedroom apartments as well as the building's abundance of common spaces. In a recent feature on the project by Dezeen, Tim Boyd, a co-founder of Michaelis Boyd told the publication that an eclectic mix of materials was used throughout to reference Brooklyn's industrial past and "creative energy".
11 Hoyt has 481 condominium residences in approximately 190 unique studio to four-bedroom layouts. Michaelis Boyd designed the apartments in either pale wood with white and cream finishes or darker and industrial details with grey, black, and sage green elements. Living areas have oak floors, in either a pale or a grey tone, while the bathrooms are sheathed in marble.

All homes will have ten-foot ceilings, oversized windows, in-unit washer/dryer, integrated USB outlets, Wi-Fi enables thermostat, and Latch smart lock. Open chef’s kitchens are outfitted with Bosch appliance package, white oak floors, custom cabinetry, and Italian lava stone countertops and backsplash. Five-fixture master baths have a double vanity, marble floor and tub surround, and crackle-glazed ceramic wall tiles.
According to public listings, 117 apartments are already in-contract. Thirty layouts being publically marketed have asking prices ranging from $690K for a studio to $4.35 million for a four-bedroom on the 55th floor. The average price per square foot of $1,595 still puts it above the Brooklyn Heights condo median of $1,461 per square foot, but well below the prime Manhattan condo listing median (excludes Uptown) of $1,840 per square foot (per CityRealty listings).

Throughout the construction process, 11 Hoyt was best known for its plans for a 27,000-square-foot private park being built on a two-story base. The lush space by Hollander Design will have areas for quiet relaxation and boisterous play. Additional features will include a hot tub and sun deck, communal garden, fitness deck, and grilling areas.
However, the recently revealed 32nd-story Sky Club is threatening to steal its thunder. A music rehearsal studio, screening room that can double as a performance venue, library with study areas, golf simulator and virtual game room, and double-height Sky Lounge are enhanced by panoramic views of Manhattan, Brooklyn, and the East River. Additional indoor amenities, which include a fitness center curated by The Wright Fit, a 75’ indoor saltwater pool, spa, tech lounge, salon lounge, game room, and children’s playroom, can be found in the third-floor Park Club.
11 Hoyt’s location on the cusp of Brooklyn Heights, Cobble Hill, and Fort Greene puts the best dining, shopping, and culture of those neighborhoods within easy reach. Junior’s, DeKalb Market, Mile End Delicatessen, and Grand Army are on surrounding streets. When leaving cannot be avoided, nearly every major subway line can be reached by walking a few blocks.
