With its easy access to Midtown, beautiful architecture and two great parks on either side, it’s easy to see why the Upper West Side is one of the most desirable neighborhoods in the country. The 19-story, 72-unit building is being developed Friedland Properties and Rose Associates who developed the similarly-sized Larstrand several blocks to the south. In preparation for the winter 2018 leasing launch, the team unveiled a teaser website for prospective renters interested in early-release information. The site says the building will be comprised of two- and three-bedroom homes with prices starting at $10,000/month.

The building intends to capture the premium finishes and craftsmanship typically reserved for high-end condos. To create a timeless living environment, each apartment will have a curated mix of warm-toned woods, natural stones, elegant crown moldings, custom lighting, top-tier appliances and sophisticated hardware. A rather incredible amenity package for a mid-sized rental is also in store. The shortlist includes a two-lane bowling alley, basketball half-court, game and children’s rooms, a fitness center, residents’ lounge and roof deck with grilling stations and seating.

The building is being designed by the local multidisciplinary firm of Stephen B Jacobs Group with Stephen Alton Architect as interior designers. The building’s shape is prescribed by the zoning along Broadway, hence its similarity to Larstrand. The three lowest levels, the ground floor, and two cellar floors, will hold more than 20,000 square feet of retail. Much of the exterior work is now done and the exterior is articulated with projecting window frames and pale red-brick atop a faux-rusticated base.

The site is on a well-trafficked strip of Broadway near Zabar’s and the 1-train’s 79th Street station. Nearby is the imposing the Apthorp where newly-converted condos are priced from $2.995M for a $1,454-SF two bedroom. Across Broadway is the recently topped-out condo 250 West 81st Street. Designed by Robert A.M. Stern, two-bedrooms in the building are expected to start at $3,825,000. For those who are committed to renting, the Larstrand at 227 West 77th has studios priced from $2,791/mo, one-beds from $4,579/mo, and two-beds from $8,704/mo.
