When construction began on Icon Realty’s two new Yorkville towers last fall, details were few and far between. But now that the first tower has topped out at 301 East 81st Street, we’ve learned more about the projects designed to take full advantage of the Second Avenue subway.
Construction at 301 East 81st Street has topped out at 19 stories, and a limestone façade, as has become quite popular, is on the way up. According to plans filed with the city, there will be three units per floor on the second through fifth floors, two units per floor on the sixth through twelfth, one floor-through apartment on the thirteenth through seventeenth floors, and a duplex penthouse on the top two floors. Building amenities will include a roof deck, lounge, fitness center, laundry room, bike room, mail/package room, and storage.

An offering plan accepted in December lists a $185 million sellout, which comes to an average price of $5.8 million for the 32 apartments. As exorbitant as this price may sound, it is a bargain compared to 20 East End Avenue, a Robert A.M. Stern-designed condominium three blocks away where the remaining availability is listed for $10.895 million. Other high-profile (and high-priced!) buildings nearby include 10 Gracie Square and 40 East End Avenue.
Meanwhile, its sister tower at 301 East 80th Street is coming along quite nicely as well. Upon completion, it will soar 30 stories and nearly 400 feet tall. Plans indicate that its extensive amenities will include a pool, basketball court, fitness center, children's playroom, game room, and bike room. A whopping $528 million sellout is projected for its 72 apartments.
