Lalezarian Properties has topped off construction on their 39-floor rental tower at 515 West 36th Street, just north of Related/Oxford’s Hudson Yards. The building rises roughly 450 feet high but its small residential floor-plates make it appear taller when compared to neighboring office projects. The tower straddles a through-block parcel between 36th and 37th streets, just west of Tenth Avenue. Eventually, the new Hudson Boulevard and Park will extend in front of the building, making it park-front real estate.
As we previously mentioned, the project is designed by Ismael Leyva Architects and will be enclosed in an all-glass reflective curtain wall. There will be parking, retail and a community facility along the lower floors and 250 rental apartments above. Twenty percent of units are to be dedicated to low-income households and a housing lottery will likely launch later this year.

The building is projected to open by 2018 and will be competing with a bevy of new rentals coming online such as Henry Hall, the Lewis, 555TEN, the Eugene, and One Hudson Yards. Lalezarian is also busy leasing up a trifecta of rental buildings encircling the High Line known as 507 West Chelsea
