The quiet confines of northwestern Tribeca will soon see an influx of nine new condominium units, courtesy of investor-turned-developer Arthur Becker. At 465 Washington Street a five-story building is being expanded to 10 floors with Zakrzewski + Hyde Architects helming the design. According to a 2017 story from The Real Deal, Becker conceived of an “artisanal, boutique building” with interiors designed by Paris Forino.

The complex project has been kicked around since at least 2009 and involves the conversion of an existing warehouse into a ten-story, high-end condo building with gracious open-floor lofts and luxurious finishes. Previously posted information by ZH Architects explained the project would incorporate green features that would both decrease energy usage and cost while increasing resident comfort and well being.
The building will incorporate energy efficient features via the Passive House standard.

The most recent amended offering plan shows that the project's nine homes plus a ground-floor commercial unit aim to secure a $61 million sellout. This is up from the eight-apartment, $52.5 million initially filed in 2017. Back then, Becker told TRD that the residences will span 2,000 to 4,000 square feet, and be priced upward of $3,200 per square foot, $14 million.

While the construction site remains cloaked in construction scaffolding, mounted signage reveal Compass will be marketing the residences. Work on 465 Washington should wrap up sometime in 2021.

As the sales team notes, the development is located on one of the quietest blocks of Tribeca between Canal and Watts streets. The Hudson River waterfront is just to the west and a cluster of new hotels and nightlife options have opened to the north in Hudson Square. Next door to the north is the 2010 condo 471 Washington which has a 5-bedroom penthouse on the market for $19,995,000 and fourth-floor two-bed renting for $10,500/month. To the south of 465 Washington is the boutique condo conversion 459 Washington, which has a two-bedroom up for rent asking $10,999 and adjacent to that, at the corner of Watts, a 3-unit walk-up is being redeveloped into a single-family mansion.
The new ten-story building will expand upon the site's existing five-story structure.
