The bucolic Church of the Transfiguration and its cloister garden has graced East 29th Street between Madison and Fifth Avenues since 1849. Today, this Little Church Around the Corner, famed through novels, film, and theater, is ringed with big towers on all sides, as the Midtown South neighborhood rebrands itself into trendy NoMad (North of Madison Avenue). The latest entrant is 7 East 30th Street, Madison House, a 24-story tower developed by Castellan Real Estate Partners, designed by SWA Architecture PLLC, and nearing completion on the corner of Madison Avenue. A recent site visit saw its distinctive aesthetic and bold facade setting it apart in what has become an architecturally adventurous section of New York.

When the tower was still on the way up, design firm Pixel Studios presented three iterations of the setbacked high-rise, one with a pattern of cascading rectangular panels and two more with Deconstructivist angles and diagonals slashing across the facade and the balconies in the upper portion. The final design appears to pay homage to a variety of New York buildings - the slashed glass of the LVMH Tower, an undulating balcony array akin to Hero LIC, a robust sculptural aesthetic reminiscent of New York by Gehry, and the spectacular courtyard balcony array at OMA’s 121 E 22nd. Despite all the hat tips, the tower holds a distinctive aesthetic of its own.
Market-rate rents are not yet available, but an affordable lottery is currently underway for 15 out of the 49 units. Individuals and households have until July 1, 2022 to apply for apartments ranging from $1,329/month studios to $2,700/month one-bedrooms; full information and the application may be found here. While 7 East 30th Street does not look to be nearly as amenity-rich as the nearby Anagram NoMad, which recently underwent a tech-savvy overhaul and welcomed the residents-only Coffee by Breads Bakery, it has location in its favor. The site is located a few blocks north of a new Whole Foods outpost that opened at the beginning of June. Those who want to eat out will be able to walk to popular NoMad restaurants as well as Korea Way.

The new building will offer common outdoor areas just for residents as well as easy access to Madison Square Park and NoMad Piazza, which was one of the most popular pedestrian destinations to emerge from the Open Streets initiative at the height of the pandemic. Indeed, the area is set to get even greener - landscape architect MLNA released plans for a reconstruction of Flatiron Plaza that prioritizes pedestrians and cyclists, installs bollards to keep car traffic out, and brings permanent landscaping to the area.

It is also taking shape in the heart of a recent residential building room. 7 East 30th Street stands a few doors away from Madison House, which is the tallest apartment building in Midtown South outside of Hudson Yards at a height of 806 feet tall. Handel Architects’ slant-peaked tower has officially opened its doors, and remaining availabilities range from a one-bedroom for $3.225 million to a four-bedroom duplex penthouse for $25 million.
Down the block to the west stands Rafael Viñoly’s 55-floor condo tower at 277 Fifth Avenue, with a streamlined vertical aesthetic reminiscent of the architect’s sky-scraping 432 Park Avenue. Only a small handful of availabilities remains publicly listed, ranging from a two-bedroom for $3.95 million to a full-floor four-bedroom penthouse with private loggia for $24.75 million.
The area is also distinguished by two more high-style, high-market high-rises nearby. CetraRuddy’s 46-story, Art Deco-flaired Rose Hill at 30 East 29th Street, which welcomed its first residents at the beginning of the year, and has availabilities starting at $1.57 million. To the north is Morris Adjmi’s 30E31 at 30 East 31st Street, a slender, 42-story tower that reimagines Neo-Gothic motifs in a modern manner and offers full-floor residences from $2.375 million and an incentive of two years free of common charges.
