Chelsea's first passive house is rising at 211 West 29th Street, according to photos snapped by CityRealty today. The project, which will rise 24 stories and house 55 rental units, is a creation developed by Bernstein Real Estate and designed by Passive House pros Zakrzewski + Hyde Architects. It will be Manhattan's second-largest building built to Passive House standards, right after the now-complete House at Cornell Tech. Of course, that title may be short-lived, as Handel Architects' Sendero Verde will be the largest in NYC – and in the country – when complete.
An early rendering debuted back in July of 2017, when the new zoning plan for Midtown was approved. Back then, the plans called for 19 stories and 42 rentals.

According to the architects, 211 West 29th Street will be a mixed-use, mixed-income (affordable and market-rate) rental building that reflects the changing needs of the Chelsea/Midtown area, consisting of students, creative professionals, and garment and fur distributors. The building will offer apartment layouts ranging from studios to three-bedroom units and passive house features like continuous filtered air, triple-glazed windows to reduce street noise, and as expected, a lower energy consumption for the entire building.

211 West 29th Street is rising nearly adjacent to another rental, CBSK Ironstate's Chelsea29, which began leasing earlier this year.
