The first closing has come in for One West End Avenue, a new shimmering condo-tower developed by Elad Group with Silverstein Properties. The 246-unit building is the largest new condo to come to the Upper West Side in decades — and the years of pent-up demand certainly shows. When sales launched in 2015, the building reportedly became the fastest selling condo development of that year.

The prismatic 41-floor building is designed by the illustrious firm of Pelli Clarke Pelli and sports a limestone podium with a duo of pleated glass prisms rising above. The building is the first condo in Christian de Portzamparc’s Riverside Center master plan, and its grand finale concludes with a trio of condo and rental towers called Waterline Square.

The first closing in is Unit #19G, a 2-bed/2-bath that sold for $2.41M ($2,019 / ft2) — $50K more than its 2015 asking price. The home has southern exposures and a gracious open layout with large closets, en-suite baths, and room for a dining table. Remaining availabilities are priced at a similar square foot, coming in at $2,074 a foot.

Douglas Elliman is now handling the sales and marketing for the building’s final batch of unsold units. A handful of family-sized 3- and 4-bedroom homes remain but nearly all smaller layouts have been signed into contract. Current availabilities start at $4.975M for a 6-room 3-bedroom on the 14th floor. The lowest priced 4-bedroom has an ask of $6.5M or 2,835 a foot.

The residences are designed by Jeffrey Beers International where no detail is overlooked. Homes are wrapped in floor-to-ceiling windows allowing occupants can fully enjoy sunset views of the Hudson River and Manhattan skyline. Residents enjoy walnut residential entrance doors with newspaper box, entrance foyers, wide walnut-plant flooring custom, high-performance Scavolini kitchens. Bedrooms come with en-suite baths, and masters have oversized walk-in closets linked to a five-fixture master bath.

Beers also designed the building’s numerous resort-style amenities, which includes a 12,000-square-foot rooftop garden terrace with cabanas and barbecue grills, fitness center with studio space for yoga, a dramatically cantilevering 75-foot pool, pilates and personal training studios, a children’s playroom, high-tech lounge, a living room with fireplace, and a chef’s kitchen and dining room.
