While 200 Amsterdam falls short of supertall standards, its height of 668 feet is the highest in its Upper West Side neighborhood. Local preservationists voiced objections to a point where the State Supreme Court ordered the city to revoke the building permit in February 2020, a decision that could have resulted in the removal of as many as 20 floors. However, in March 2021, the New York State Appellate Division unanimously overturned the ruling. Since then, construction has been completed, the building has recorded approximately $300 million in contracts to date, and the first closings have come in.
CityRealty data shows that the first closings are a pair of three-bedroom apartments. One closed for $4.4 million, and the other closed for $5.89 million, or 14 percent below the asking price. Nevertheless, 200 Amsterdam’s average closing price of $2,109 per square foot is well above the Lincoln Center average of $1,773 per square foot (per CityRealty data). Remaining availabilities range from a one-bedroom for $2.625 million to a four-bedroom penthouse with an east-facing private terrace for $38 million.
