In May, 6sqft announced the launch of the affordable housing lottery for the below market rate apartments at 655 Morris Avenue in the Melrose neighborhood of the Bronx. That nearly complete 15-story building encompasses 140 below market units and spans the eastern half of its block between Park and Morris avenues. Now, plans are moving ahead for the western portion of the block at 2950 Park Avenue. Building permits filed this past June indicate the building will be similarly scaled to its neighbor, and will bring 154 affordable apartments and a 4300 square-foot community facility to the up-and-coming locale.

Dubbed Morris II Passive House Apartments, the Curtis + Ginsberg Architects LLP (C+GA) - designed building hopes to become one of the first passive house certified building in the Bronx. According to their project page, "Along with its highly insulated building envelope, the design incorporates storm resiliency features." The motley facade- a patterned quilt of grey, black and orange elements, was developed to complement the adjacent 655 Morris.
The 164,000 square foot building aims to provides much needed low-income housing while "incorporating state of the art building technology to create a community of sustainable homes." Residences begin on the second floor and average 11 units per floor, according to permits. Amenities will include an on-site superintendent, a recreation room, bicycle parking and a community facility with the potential for a child care center.
