In early 2018, well-regarded developer and rental manager Rose Associates launched Hoyt & Horn in Downtown Brooklyn. Conveniently located at 45 Hoyt Street near a plethora of shops and transit options, the 26-story luxury tower features 368 rental apartments and an abundance of lifestyle amenities, inside and out.

Developers Rose Associates and Beneson Capital Partners worked with Handel Architects for the design of the structure. Homes come in studio to three-bedroom layouts and the leasing team is currently offering on certain units a limited time incentive: Up to 2 Months Free on 26-Month Leases. Listings on CityRealty show studios from $3,362/month, 1-bedrooms from $4,065 /month and 2-bedrooms from $5,925/month; see the listings here.

Curious as to how these rentals compare to the competition? The current 143 Downtown Brooklyn rental listings on CityRealty have a median price of $3,371/month, with studios coming in at a median of $2,764/month, one-bedrooms at $3,594, and two-bedrooms at $5,348/month.

The buidling offers a collection of services and both indoor and outdoor amenities. The chic 24-hour attended lobby has concrete floors and a fireplace; there are onsite management and maintenance; WiFi is in all public spaces, and there are parking and bike storage. Indoor amenities include a resident lounge, fitness center, game room, co-working space and more. Outside offerings include a screening area, landscaped terraces, grilling stations, and herb garden. A convenient bonus - the building has a subway station entrance at its base.

Earlier today, Governor Cuomo announced that all New York City playgrounds will close but parks and open spaces will remain open as long as occupants continue to practice safe social distancing. To curtail the spread of COVID-19, many rental managers have limited resident access to building amenities. It is unknown what capacity of amenities at Hoyt & Horn remain open during the epidemic.
