The top contract of the past week was #PH20, a 3-bedroom, 4.5-bath duplex at the top of the Steinway Hall component of super-skinny supertall 111 West 57th Street. It entered contract with an asking price of $21,000,000, or $2 million more than the asking price listed on the initial offering plan filed in October 2015. The penthouse measures 5,269 interior square feet and 3,788 exterior square feet, spread across a private terrace accessed from the lower-level bedrooms and the massive terrace surrounding the upper-level primary suite.
The top downtown contract and second-highest overall took place at 299 West 12th Street, a downtown collaboration between Emery Roth and Bing & Bing, where #PHA had an $18,300,000 asking price. The building was converted to a condo in 1986, at which time (as per the listing) the sponsor kept the three-bedroom penthouse with a solarium and multiple private terraces for himself. He sold it four years later, and it has been carefully maintained and updated, though not at the expense of its architectural uniqueness, ever since. Olshan Realty's market report identified the buyer only as a current Village resident; a short time later, Gimme Shelter identified the buyer as Bravo host/producer Andy Cohen, who is indeed a resident of the West Village. The building has also counted Jennifer Aniston among its residents.
