Just $125.4 million in market-rate condo, condop, and co-op apartment closings were recorded in Manhattan last week. There were just eight condo sales recorded amounting to $88.93 million in sales. A bulk of that number was from a $62.6 million, 4-bedroom deal at 220 Central Park South. The median price of a condo sold was $5.9 million ($2,443 per square foot).

Only 36 co-op closings were recorded last week for a median price of $758,750. The top co-op sale was a two-bedroom at The Waywest in the West Village selling for $2.73 million. Find the full list of last week's recorded closings below.
From September 21-27, New York reported a whopping 21 contracts signed at $4 million and above for the highest total since the second week in March 2020 (in other words, just before New York went on lockdown). Olshan Realty’s market report notes that this is greater than the 2019 total of 18 signed in the same week, and indeed the highest final week in September since 2014. This year’s asking prices came to a total of $173,090,000.

“New Yorkers are coming off the bench...and betting on the home team” - Olshan Realty market report

The highest contract of the week took place at 565 Broome Soho, where Penthouse B is asking $30 million. The duplex penthouse has four bedrooms, four baths, and a large private terrace with a heated pool. Information was not available on the buyers or their broker, but listing broker Andrew Anderson of Douglas Elliman noted that the buyer and broker had clearly done their homework, saying of the transaction, “It was one and done.”
A few blocks away at 35 North Moore Street, a Tribeca condo owned by basketball star Deron Williams entered contract for $20 million. This is a reduction from the $33.5 million asking price when it was first listed in 2015, but is nevertheless high enough for the week’s second-highest contract. The buyers are a New York family, and broker Andrew Azoulay of Douglas Elliman commented, “What’s great is there is an adult side of the apartment and a kids’ side.”
