From September 12-18, 2021, a total of 345 condos, co-ops, and condop sales were recorded in Manhattan, coming to an aggregate price of $665,619,380. The 173 condo sales came to a median price of $1,725,000, or $1,489 per square foot. The 11 condop sales came to a median price of $1,050,000, and the 161 co-op sales came to a median price of $820K.

Very few availabilities remain at 220 Central Park South, but it is back on top with a $26,284,313 sale of a three-bedroom, three-bath home on the 41st floor of the Robert A.M. Stern Architects-designed building. Indeed, it was an excellent week for Stern-designed buildings - the 220 Central Park South sale was trailed closely by a $22.5 million sale at 520 Park Avenue, the tallest building on the Upper East Side, and sales at 70 Vestry Street and Two Fifth West 81st were in the top 10. If New York's luxury contracts are anything to go on, the summer slump is coming to an end - 38 contracts priced at $4 million and up were signed from September 13-19, 2021, a time that Olshan Realty's market report notes included the Yom Kippur holiday. The total weekly asking price sales volume came to $341,565,000, and the year-to-date sales volume of $11,162,979,930 is getting close to the 2014 record volume of $11,256,284,299.
The past week's contracts comprised 31 condos, three co-ops, and four townhouses. Among the townhouses was the Upper East Side home of acclaimed director Mike Nichols. It entered contract with an asking price of $24,500,000 - slightly below the original listing price of $26 million, but nevertheless the highest townhouse contract. The townhouse features a private garage, elevator, and double-wide landscaped garden.

The top contract was #PH74 at 53W53, the Jean Nouvel-designed tower above the Museum of Modern Art. The condo occupies the entire 74th floor of the building and features two bedrooms, two and a half baths, 4,928 square feet, and northern, southern, eastern, and western exposures facing Central Park, the Hudson River, the East River, and the Manhattan skyline. It entered contract with an asking price of $35,460,000, a reduction from $38.9 million when it was listed in July 2015 and marketed off floor plans.
If this penthouse closes at or near the asking price, 53W53 will have racked up approximately $350 million in sales with an average closing price of $5.9 million. Between its design by a Pritzker Prize laureate, interiors by Thierry Despont, and sumptuous materials throughout, it is little wonder that the building ranks in the top five of CityRealty's top 25 most prestigious condos.The 14 remaining listings for sale range from a one-bedroom for $2.7 million to a four-bedroom penthouse for $64.73 million.
