Foundation work is moving forward on Manhattan's first Passive House condo building spearheaded by Urban Artisan and BuildForward. Situated in Harlem at 11 West 126th Street, the new condominium building dubbed 11W126th will rise six stories and contain six large residences in all.
The site previously hosted a six-story building that was demolished in 1999, and has until last year remained a vacant lot. The development team tapped PBDW Architects for design, The Bluestone Organization for construction management, sgBUILD for Passive House consulting, and BuildForward for financing.

According to permits, the building will encompass 8,522 square feet. Upon expected completion, likely late next year, the development will host six full-floor condominiums, two of which will be duplexes. Amenities and services will include an elevator, a fitness center, private residential storage, and a common rooftop terrace.
The building will employ Passive House principles of insulation, air filtration, and ventilation. The sustainable design elements will enable the building to consume drastically less energy for heating and cooling than code-compliant buildings, and ultimately allow it to reduce its ecological footprint.
Harlem has already seen Perch Harlem, the city’s first Passive House rental building, top out at 542 West 153rd Street in January. The building is now preparing for a leasing launch this fall. There are currently 72 condos for sale in Harlem for a median price of $1.33 million, or $1,194 per square foot.
