A new 100% affordable, mixed-use residential building has been proposed in Harlem that could rise up to 15 floors. JCAL Development Group has released plans for 2395 Frederick Douglass Boulevard (between West 128th and 129th streets), the current site of a Bravo Supermarket and a pair of empty lots. The development called The Frederick would bring 75 affordable units to the neighborhood, along with an expanded retail base for Bravo.
According to the firm, they are working with the grocery store's owner, who is also the owner the adjacent lot. JCAL is also eyeing a 1,875-square-foot lot owned by the city, and has approached Housing and Preservation Development to incorporate it into the project. Under the proposal, the existing supermarket would be demolished to make way for the 75,000-square-foot building. The store would be rebuilt under the city's FRESH program and its space would double in size, with additional storage in the basement. Fifteen full-time positions would also be added.

The site would be upzoned from R7-2 to R8A which would increase the FAR from 4 to 7.2, thus allowing for a bigger building with more units. The proposal designates 21 months of construction, though permits have not yet been filed with the city.
