Over in Brooklyn Heights, a homely mid-century office building has been demolished to construct a pair of 19-story rental buildings at 189 Montague and 146 Pierrepont streets. Now on the rise, the project is designed by Marvel Architects and developed by Jonathan Rose Companies who acquired the through-block parcel in 2015 according to The Real Deal.
Upon completion next year, the 80-20 project will hold 86 rentals, some with terraces and postcard views of the Manhattan skyline. In 2015, the development team commissioned a drone to capture the vistas but ran into some legal trouble when nearby residents and office workers became alarmed of a possible peeping Tom. One witness told the Brooklyn Daily Eagle, “At first I thought it was a toy, then I saw the camera piece and I thought ‘That’s a little freaky.’ You don’t know what they’re capturing with their cameras.”

The buildings will be wrapped in a warm-colored brick and the rhythm and proportion of the fenestration will jive with the historic character of Brooklyn Heights. The towers will be connected by a 2-story base and accommodate ground-floor retail. Above will be 68 market-rate apartments and 18 affordable units earmarked for low-income households earning 60% of the area median income (AMI).
Most of the units will be family-sized, with the majority being 2- and 3-bedroom layouts with full-floor apartments on higher floors. All apartments will have hardwood floors, porcelain tile bathrooms, and vented washing machine and dryer. Kitchens will feature stainless-steel appliances, solid surface countertops with ceramic tile backsplashes. Rose says the project will strive for numerous sustainable features that will exceed the requirements for Enterprise Green Communities certification and features an energy-efficient VRF system for heating and cooling. There will be a floor dedicated to amenities which includes children’s playroom and a second-floor terrace.
