Over the past year there has been nothing but crickets surrounding the launch of a newly-erected rental building at 1992 Third Avenue in East Harlem, but that has changed. Our blog 6sqft has reported the housing lotto kick-off for the five affordable units inside, indicating the launch of the market-rate units might not be far behind.
The structure rises on a narrow, 12-foot-wide lot between East 109th Street & East 110th Street (also known as Tito Puente Way), where a a single-story retail building stood until 2014. There are nine floors with 15 rental units and the ground floor and cellar are commercial space.

The rentals are spread throughout 9,900 square feet between the 2nd through 9th floors; each will have two units with the exception of the 9th floor, which will hold only one. Residents will have access to the building's roof, where an outdoor recreation area is planned. The design is from the Flushing-based firm Design Group In H&K and features a copper-toned façade with pairs of staggered windows.
There is no word on pricing for the market-rate units and listings have yet to be seen on CityRealty but currently, we have more than 200 apartments listed in the East Harlem area with a median price of $2,475/month. The affordable units are reserved for one- and two-person households earning between $77,246 and $99,320 annually and are renting for $2,253/month. You can apply until March 2, 2018. The surrounding neighborhood is populated with residential buildings and mom-and-pop stores. It's also a prime location for those who enjoy Central Park. Just four blocks to the west is the park's eastern border, which is home to the Harlem Meer and Conservatory Garden. The East River waterfront is also only a few blocks away from the building. The neighborhood has several transportation options including the 6 train's 110th Street station and several bus routes.
