With the inauguration of the first leg of the Second Avenue Subway slated for New Year’s Day, a bevy of residential projects began erupting in the nearby area. Next door at the corner of East 62nd Street and Second Avenue, John Pappas is constructing a 10-story residential building with six units; Real Estate Inverlad is beginning construction on a Manuel Glas-designed 29-story condominium at 1059 Third Avenue; and at the corner of 59th Street and Third Avenue a 30-story condo, developed by Harry Macklowe and designed by CetraRuddy, is rising brick-by-brick.
In conjunction, a building application to construct a 32-story residential tower, designed by 432 Park Avenue architect Rafael Viñoly, was filed yesterday. The Argentinian-born designer has been banking on the success of his skyline-dominating supertower, conceived for Harry Macklowe, to enlist in a number of high-rise projects with similar aesthetics --including 281 Fifth Avenue and 125 Greenwich Street.

The Upper East Side project is located at 249 East 62nd Street where its “L”-shaped lot has frontages on both 62nd Street and Second Avenue. The Florida-based developer responsible for the project is none other than Chance Gordey's Real Estate Inverlad, who recently launched sales on a nearby condo-tower. Units at The Clare begin slightly under $1 million for a single-bedroom unit, averaging $1,748 per square foot overall.

The application filed says the venture will roughly measure at 100,000 square feet, rising to 510-feet in all. Given that there will only be 32 floors, we can assume the units will boast very high ceilings. With 83 apartments in all, the first 4 floors will hold a townhouse and retail space, and floors 4-29 will house 3-5 units per floor.

An amenity floor on level 16 will accommodate a bar with a wine tasting area, a communal dining room, a pantry, and a media lounge. Other listed amenities include a fitness center, a ground-floor lounge and bicycle storage.
