In Long Island City, ODA New York has already impressed us with their out-of-the-box rental building 2222 Jackson Avenue. Now their next LIC foray is beginning to rise at 42-20 27th Street in the Queens Plaza district. This site is situated between Queens Plaza South and 42nd Road right in the thick of the neighborhood’s construction boom. Heatherwood’s new rental 27 on 27th and Luna are next door. ODA principal, Eran Chen told The Real Deal in November 2015 that the building is designed an “L-shaped oscillate.” Hugging the corner of 27th Street and 42nd Road, the building hosts two five-story-high semi-outdoor gardens within each of its wings. According to Chen, the gardens will be visible to passersby and provide a bit of greenery to the exterior view.

The apartments will average approximately 700 square feet hinting that most units will be studio and one-bedrooms. Many apartments will have balconies or terraces and some will connect to the botanical gardens. Additionally, there will be a small retail space at ground level.
