Gone from the corner of Park Row and Beekman Street is the legendary music and electronic goods store J&R Music and Computer World and to rise in its place are two separate mixed-use residential towers. The larger of the two is 25 Park Row, a 49-story condo tower being developed by L&M Development Partners and designed by COOKFOX Architects. And next door at the corner is One Beekman, a 25-story condo building being developed by Urban Muse and designed by acclaimed British architecture firm Rogers Stirk Harbour + Partners. Now we can report the latter development has pushed above street level after breaking ground last August.

Nicknamed “Pearl on the Park” by the developer, One Beekman is a 95,000-square-foot tower rising across from City Hall Park and directly west of the magnificently-restored Beekman Hotel and its fine restaurants. The 366-foot-high tower will contain 30 high-end condominium that will offer protected views over City Hall Park and glimpses of the Brooklyn Bridge and East River. The tower’s first five floors will accommodate 15,000 square feet of retail and commercial space. According to the builders, T.G. Nickel & Associates, a glazing system at ground level adds transparency to the retail and lobby areas, distinguishing the base from residential floors.
Floors 6 through 21 will hold the residences that will have discreet private terraces set inside meticulously-designed exterior frame designed by the architect. According to Urban Muse, the building’s 31 flexible homes will range from 900 to 2,900 square feet and the materials used will “convey the inherent warmth and texture appropriate to residential dwellings.” Rogers Stirk Harbour + Partners' founder, Richard Rogers is best known for his high-tech Centre Pompidou in Paris whose color-coded exterior flaunts the building’s mechanical guts. Here at One Beekman, the architect’s characteristic red-, blue- and black-colored elements organize the exterior and will serve as a counterpart to the firm’s 3 World Trade Center (175 Greenwich Street) finishing construction nearby. One Beekman is scheduled for completion in 2018.
