Perch Harlem at 542 West 153rd Street is set to become Manhattan's first rental building constructed to Passive House standards. Developed by the Synapse Development Group with its partner Taurus Investment Holdings, the site was picked up for $3.6 million in late 2013 and construction began the following year. The project is located on a tree-lined street in Hamilton Heights across from Trinity Cemetery, and is perched atop one of the highest points in Manhattan.
The 40,000-square-foot building's nearly "air-tight" envelope will dramatically reduce residents’ energy consumption and provide superior climate control and comfort. Triple-pane windows, thermal breaks, an energy recovery ventilation system, and high-rated insulation are just a few features that will make the building one of the most energy conscious in the city. Perch Harlem's website notes that the building will consume 90 percent less carbon emissions and use 80 percent less energy when compared to similarly sized buildings.
Across its seven stories, there will be 34 residential rental units and 18 parking spaces. Amenities will include a resident lounge, rooftop terrace with stellar views of Manhattan and the George Washington Bridge, a fitness center, resident storage and a virtual doorman. According to Curbed, rents will range from $2,600 to $4,500/month and its penthouse units will go for $5,500/month. Citi-Habitats will be handling the leasing and occupancy is planned for late this year.
