Another boutique condominium from Michael D'Alessio of Michael Paul Enterprises is in the works on the Upper East Side. At 145-147 East 62nd Street, newly filed permits call for a vertical and horizontal enlargement of an existing four-story building, which stands between Lexington and Third Avenue. When complete, the 60-foot-tall structure will have six floors and eight residences. The developer is once again working with Vail Associates Architects, joining the team's other boutique condominium projects at 184 East 64th Street and 163-165 East 62nd Street in the same neighborhood.

The rendering for this mixed-use project depicts a limestone and brick facade with simple but handsome features, including small balconies on floors two through five. Permits call for 2,011 square feet of commercial space and 8,397 of residential space, leaving each condo a generous average of 1,049 square feet. A portion of the first floor will contain a retail store and the remaining space will be reserved for the residential lobby. Floors two and six will house one apartment each whereas floors three through five will house two apartments each. Although the rendering doesn't include a setback on the second floor, floor plans illustrate a large terrace for that unit. Schedule A lists a rooftop terrace as an amenity, but roof floor plans have show the 1,427-square-foot space is solely for the penthouse apartment on the fifth floor.

The developer has clearly taken a liking to the Upper East Side, and the boutique condominium projects are all closely located to the planned Second Avenue subway stations. Easy access to other train stops, high-end retail shopping and Central Park make this address a prime location.
