The time has come for Eleventh Avenue, Manhattan’s final frontier. On the heels of the news that SKY has rented out all of its 1,115 apartments –the largest rental building in the country, mind you – the busy developers at TF Cornerstone (TFC) are gearing up to begin leasing for an equally massive complex at 606 West 57th Street and Eleventh Avenue.
Though details on the apartments are still hard to come by, the building’s physical presence couldn’t be more imposing. Designed by Arquitectonica, the architects who brought us the Ellipse in Jersey City and TFC’s East Coast towers at 4610 Center Boulevard and 4720 Center Boulevard, 606 W 57th staggers onto the Midtown West shoreline, a stone’s throw from Hudson River Park.

The building site almost consumes a full city block and TFC entered a 99-year ground lease for the 63,000-square-foot parcel from John Appleby’s Four Plus Corp in 2012. The Helena and the Bjarke Ingels-designed VIA 57 West lie across 57th Street and next door at 611 West 56th Street will rise a 34-story condo designed by Alvaro Siza.
Now topped out and fully skinned, the 42-floor building will have 1,028 apartments fitted inside its 1.2 million square feet. While not quite living up to its flashy, maze-like renderings, the heavy-handed massing of stacked blocks will make every passerby feel like a tiny action figure in a kid’s playset.

Winick will be handling the leasing of its 26,253 square feet of ground-floor retail space. A recently posted brochure by the company shows that a single big box tenant could claim the entire spread, or it could be subdivided for 4 smaller tenants.

As for the residential component, paperwork filed with the city says amenities will include a 400-car parking garage, bicycle parking, a rooftop theater, party spaces, a clubhouse, a pet spa and an indoor basketball court. Rents will probably fall in line with nearby rentals. In VIA 57 West, studios start from $2,743/mo., one-beds from $3,334 and two-beds from $7,500. The building is expected to be fully complete in 2018.
