The demolition of the 90-year-old parish house at Lower Manhattan's historic Trinity Church ushered in a new era, but not without controversy. Designer Pelli Clarke Pelli won a competition to design a new condominium on the site, only to see the plan scrapped due to concerns about the look of the planned building and an influx of downtown development. Plans for a community center and office tower, however, were approved. Construction is underway, and the new tower is on the rise.

The 26-story building, also designed by Pelli Clark Pelli, will face the historic church. More than 98,000 square feet will be devoted to community space, including classrooms, a café, and a meeting room with floor-to-ceiling windows. Upper levels will be devoted to office space, some of which is for Trinity Church. Completion of the new tower is estimated for 2019.

One block south at 77 Greenwich Street, a development team led by Trinity Place Holdings has grand plans for a 40-story, 500-foot-tall tower designed by FXCollaborative. A 476-seat elementary school is planned for the base, and there will be 90 condominiums on top. It took a few design drafts and Landmarks hearings, but the Syms department store originally on-site has been demolished and foundation work is ongoing. Completion is estimated for 2020.
