When perusing real estate listings, it can be hard to tell which apartments are true two-bedrooms and which ones are being overstated. New York building codes are clearer on the matter: Legal bedrooms must be at least 80 square feet with a minimum of an 8’ ceiling height and at least one window no smaller than 12 square feet. They must also have two means of egress, and must not serve as passage to another room. With such criteria in mind, it's easy to sort the true bedrooms from the alcoves.

According to CityRealty data, the median price of a Manhattan one-bedroom is $1.216 million for condos and $725K for co-ops; two-bedroom medians are $2.495 million for condos and $1.495 million for co-ops. However, the following apartments under $1 million would be described as "1.5-bedrooms" that can serve as a happy middle ground and a wonderful starter home. The extra space can serve as storage space, a home office, nursery, media room, guest bedroom, yoga area, or whatever the buyer can dream up.
