Two years since its groundbreaking in fall 2019, construction is coming to a close on The Willoughby, a sizeable rental project at the junction of Downtown Brooklyn and Fort Greene. Named for its location on Willoughby Street on Long Island University's urban campus, the glass-and-metal building will deliver 476 studio through two-bedroom apartments with floor-to-ceiling windows, gorgeous city views, and access to a plush amenity package.
With leasing to officially launch in the coming weeks, the development team led by RXR Realty has debuted a registration site giving prospective renters first dibs on the mint-condition units to come. While there is no word on expected rents, one-beds in the area ask a median price of $3,695/month and two-beds ask a median of $4,650/month. Nearby, at the Fort Greene-Clinton Hill border, RXR Realty recently opened 475 Clermont, which offers similarly high-end apartments currently priced from $3,014/month.

Sky-high prices have become the norm for trendy parts of Brooklyn, as supply has not been able to keep up with seemingly insatiable demand over the last twenty years. The 2020 census reports that Brooklyn grew the fastest of all city's boroughs over the last ten years -- a whopping 9.2% or 231,374 residents. The estimated 2020 population of 2.74 million people is only 2,000 people shy of its 1950 peak.
For those still in shock by the city's escalating prices, 30% of The Willoughby's apartments will be available at below-market rents. Middle- and low-income New Yorkers should keep an eye out for an affordable housing lottery that could provide your household the deal of your lifetime.

The Willoughby's amenities are to include a bike room, fitness center, yoga studio, children's playroom, and a roof terrace on the 22nd floor. The building is situated just outside the hustle-and-bustle of booming Downtown Brooklyn which will provide many apartments open views north over Manhattan and east over Brownstone Brooklyn. The tower is a stone's throw from 2,3, B, Q, and R subway lines, Fort Greene Park, and the shopping and amenities of CityPoint/Fulton Street Mall.
The slick 34-story tower was designed by Perkins Eastman Architects and rises a relatively modest 435 feet high in two asymmetrical tiers on a low sculptural podium. The development overlooks and helped fund a new athletic field and facilities for LIU and incorporates a “residential spectator’s area” on the second level. Led by Scott Rechler, RXR is one of the city's largest real estate companies and is developing 175 Park Avenue, a supertall skyscraper across from Grand Central that may soar over 1,600 feet high.
