SL Green Realty, NYC’s largest office landlord, has dipped their toes into Manhattan's hot-again residential market, bringing online 7 Dey Street, a 209-unit mixed-income rental tower at the center of the Financial District. The 34-story-high building designed by Dan Kaplan of FXCollaborative rises near the corner of Dey Street and Broadway between downtown's two biggest transit hubs, the Fulton Center and the World Trade Center's Oculus.
Given the site's prime, transit-rich location, one would expect a much larger tower here, but we believe any new apartments in this still heavily commercial area adds to the district's growing 24/7 vibrancy. The project's 260,000 square feet of floor area carves out a commercial podium with street-level retail, several floors of offices, and rental apartments from floors 6-30. Floors 31 and 32 will be dedicated to amenities that include a pair of sky lounges with outdoor terraces.

Market-rate leasing is being steered by Douglas Elliman and the team is luring prospective renters with a grand opening incentive of 2 months free on a 14-month lease. Current availabilities show studios start at $3,124/month, one-beds start at $4,204/month, and two-beds from $6,317. Prices reflect the concession offer baked in.
All units will feature hardwood flooring throughout, custom kitchens with stone countertops and stainless steel appliances, and in-unit washer/dryers. Amenities in the pet-friendly building include a 24-hour concierge service, co-working area and conference room, a fully equipped fitness center and yoga studio, two indoor lounges with outdoor terraces, a bike room, central laundry room, and a "sun-oriented" roof deck with glimpses of City Hall Park, the Battery, and Midtown.

7 Dey Street is the first Lower Manhattan building to utilize the city's new Affordable New York Housing program, and an affordable lottery is underway for 63 units. New Yorkers earning between $45,566 and $167,570 annually are eligible to apply for studios from $1,329/month, one-beds for $2,700/month, and two-beds for $3,235/month. Fitness center
Dan Kaplan, senior partner at FXCollaborative explains that "7 Dey's design really unlocks the value of the site" and the creation of the commercial podium allows for the full zoning allowance in addition to elevating the apartments to get better light and air." While panoramic vistas aren't quite in store, downtown's "canyons and quirky street grid," as Kaplan describes, will provide unique views up and down Broadway and west towards the World Trade Center.
