Love it or loathe it, there is no denying that the Hudson Yards plan developed by Related Companies and Oxford Property Group transformed a forlorn rail yard into a glittering new neighborhood that has remade the Manhattan skyline and brought new places to live, work, play, and dine to the Far West Side. It is the city’s largest development since Rockefeller Center, and the largest private real estate development in the United States.

Upon completion, Hudson Yards will contain over 18 million square feet of commercial and residential space. It is currently home to performance venue The Shed, Vessel (which is open for climbing with new policies in place), and high-end shopping and dining. Open space includes Hudson River Park, the ever-expanding Hudson Boulevard and Park, the High Line, and Pier 76, a tow pound turned public recreation space on the Hudson River waterfront.

The attractions and views of Hudson Yards have proven highly appealing to commercial tenants. Facebook signed a lease for a whopping 1.5 million square feet of space across three Hudson Yards buildings in November 2019, and other notable office tenants include Apple, WarnerMedia, BlackRock, KKR, Wells Fargo, L’Oreal USA, and Tapestry (parent company of Coach, Kate Spade, and Stuart Weitzman). Also in the area, Pfizer was the first signed tenant at the Bjarke Ingels-designed Spiral. Some have questioned how the economic downturn and closing of offices would affect Hudson Yards; however, high vaccination rates have allowed the companies to announce return-to-work dates.
In remarks on Hudson Yards’ opening day, Senator Chuck Schumer noted that the extension of the 7 train to Eleventh Avenue was a key part of the development. The A/C/E lines, the Port Authority bus terminal, Penn Station, several bus lines, and an intermodal ferry terminal at 40th Street are also located within walking distance. At the beginning of 2021, 555 West 38th Street topped out at 52 stories and 570 feet high. By virtue of its sheer height and glassy facade, residents of the 591 units will enjoy views of the Javits Center's green roof and the Hudson River. The building's retail space will be a year-round attraction for an area that traditionally sees the most buzz around conventions, and residential amenities will include a fitness center, a 33rd-floor landscaped roof deck, a game room, golf simulator, squash court, and bicycle parking. Completion is estimated for late 2021.

Across the street from The Spiral, Related Companies and Spitzer Enterprises are in the process of transforming a parking lot into a 45-story, mixed-use skyscraper designed by Handel Architects and featuring a restaurant, an Equinox fitness center, and a 113,000-square-foot senior living facility on the lower floors. 526 rental units will start on the 15th floor, and a top-floor amenity suite will feature lounges, a pool, a shared kitchen, study and conference rooms, two libraries (one of the classic book-filled sort and a “wine library”), a game lounge, and two outdoor terraces, one of which includes an outdoor pool. An official completion date has not been provided, but some are guessing 2022.

Where West Chelsea gives way to Hudson Yards, work is underway on 601 West 29th Street, a glassy new rental tower by Douglaston Development located around the corner from their 2010-built rental OHM. Construction on the L-shaped tower topped out at 60 stories high in winter 2021, and a glass facade designed by FXCollaborative is on the way up. The project will have 931 apartments and amenities are to include resident lounges, dog grooming, storage, parking for 186 cars and 467 bicycles, a 6th-floor terrace with an outdoor pool, and another terrace on the 40th floor adjacent to a lounge and a library. Completion is estimated for 2023.
The tower will stand beside 606 West 30th Street, a separate soaring 42-story rental high-rise designed by Ismael Leyva Architects that will host 252 apartments.
