A good part of Prospect Heights is located in the boundaries of the Prospect Heights Historic District, and residents are just as protective of the areas that are not part of it. Case in point: A few weeks before he was certified as winner of the Democratic nomination for mayor of New York City, Brooklyn Borough President Eric Adams voted no on an 18-story, 300-unit development with affordable apartments at 840 Atlantic Avenue, which is now occupied by a drive-through McDonald’s. While Mr. Adams supports an upzoning that would allow for more housing in the area, concerns about the project’s bulk and height caused him to vote against this project. Brooklyn Community Board 8’s Land Use Committee had already voted against it, citing similar concerns.

Across the street, the six-story building at 834 Pacific Street took shape with decidedly less controversy. Happy Living Development raised the building on the former site of the rectory at Co-Cathedral of St. Joseph, and the design by Issac & Stern pays a pleasing homage to prewar Brooklyn architecture.
Current availabilities start at $2,417/month for studios, $3,621/month for one-beds, and $7,029/month for a two-bedroom penthouse with a private terrace. The prices are net effective to reflect two months free rent and one month OP. This puts them well above the Prospect Heights median rent of $2,500/month for one-beds and $3,100/month for two-bedrooms (figures per CityRealty listings). However, the condo-caliber finishes and high-end amenities at 834 Pacific Street may offer an explanation for that.

Residential amenities include an attended lobby, mail and package room, underground garage, fitness center and separate yoga studio, and lounge with kitchenette and flexible work stations. To top it all off, the roof deck features a dog run, a lounge area, a sun deck, a kitchen and BBQ area, and a full dining area with umbrellas and tables of all sizes.
834 Pacific Street is well situated near Prospect Park, popular restaurants of all cuisines, and the A/C lines at Washington Avenue, the B/Q trains at 7th Avenue, and the 2/3/4 trains at Bergen Street. It is also located near the Pacific Park development, where resales at luxury condominium 550 Vanderbilt start at $700K. In the opposite direction, it is a stone’s throw away from 550 Clinton Avenue, where exterior work is nearly complete on the Landmarks-approved design by Morris Adjmi Architects.
