Fresh off its transformation of Harlem’s Morning Star Pentecostal Church into boutique condominium The Alston, Happy Living Development turned its attention to the rectory at Prospect Heights’ Co-Cathedral of St. Joseph, located at 834 Pacific Street. The six-story building now on the site pays a pleasing homage to Brooklyn’s prewar architecture with a design by Issac & Stern. A lottery for 34 affordable units took place at the end of 2020, and leasing has launched on market-rate units.
Current availabilities start at $2,550/month for studios and $3,365/month for one-bedrooms. The prices are net effective to reflect two months free rent and one month OP. Even with this incentive, they are above the Prospect Heights median of $2,000/month for studios and $2,498/month for one-bedrooms (figures per CityRealty listings). However, 834 Pacific Street’s condo-caliber finishes and high-end amenities may offer some justification.

Baths in the two- and three-bedroom units have Asian Statuary mosaic tile flooring and glass-enclosed walk-in rain showers with pressure balanced shower sets; the primary baths in the three-bedroom units also include soaking tubs. Select units have private terraces.

Residential amenities include an attended lobby, mail and package room, underground garage, fitness center and separate yoga studio, and lounge with kitchenette and flexible work stations. To top it all off, the roof deck features a dog run, a lounge area, a sun deck, a kitchen and BBQ area, and a full dining area with umbrellas and tables of all sizes.
834 Pacific Street is located in a section of Prospect Heights close to Prospect Park, popular restaurants of all cuisines, and the A/C lines at Washington Avenue, the B/Q trains at 7th Avenue, and the 2/3/4 trains at Bergen Street. The site is across the street from 550 Vanderbilt, a luxury condominium and a key component of the Pacific Park development that promises to bring a total of 6,430 new units to the neighborhood. Five of the 15 planned buildings are already complete, and construction is underway on a new pair of skyscrapers and 18 Sixth Avenue.
