The site for a mixed-use tower at 172 Madison Avenue on the northwest corner at 33rd Street was acquired in 2007 by NMP Group, which planned an apartment and hotel tower with three major setbacks and broad light-colored piers.

It eventually defaulted on its loan and the CIM Group of Los Angeles purchased the $29 million mortgage and started foreclosure action.

In 2013, Yitzchak Tessler paid off the debt and CIM fees for about $55 million, according to an article in Crain’s and made a partnership with NMP to develop a 31-story tower with 67 apartments.

Karl Fischer is the architect, and the project has a 34-story tower setback on a low-rise base with a pool on the roof of the base.

The mostly glass tower is contained in large black frames giving it a very powerful and very dramatic verticality.  The lowest level of the tower is slightly indented, and a middle section is slightly indented on the south side and the top section, including the black frames, is  slightly indented on the south side and also has large balcony indentations on alternate floors.  The top of the tower has a setback dark "cap."

Shamir Shah was behind the interiors.

The building is across 33rd Street from 160 Madison Avenue, an angled, 42-story, glass-clad, rental building designed by SLCE for J. D. Carlisle Development with 319 apartments.
