Huge Orion tower now 95 percent sold

The huge, blue-green-glass condominium apartment tower known as the Orion at 350 West 42nd Street, which was topped out last September, will begin occupancy in May and expects to be completed in September or October.

The building has 551 apartments and is now 95 percent sold.

The mid-block tower is two doors to the west of the former McGraw-Hill Building known as the "Green Giant" that is regarded as one of the city's most important Art Deco-style skyscrapers.

The Orion has an L-shaped plan that extends through the block to 41st Street.

It is being developed by Extell Development Company and has been designed by Cetra/Ruddy.

It is distinguished by common residential areas on the 29th through the 31st floors that are expressed on the sheer facades by indentations.

The 29th floor will have breakfast service for residents and a chef who can prepare custom meals.

The 30th floor will be entirely occupied by La Palestra, a heath and fitness service provider that will have 18-foot-high ceilings, a double-lane lap pool, an 18-person whirlpool spa, and a south-facing sundeck. This floor will have a double-height Sunset Loggia that faces west towards the Hudson River.

The 31st floor will have a club and screening room with catering facilities and a private entertaining terrace for indoor-outdoor events.

The building will have a full-time lobby attendant and a garage.

Initial pricing ranged from about $600,000 for a 525-square-foot studio to about $1,700,000 for a 1,450-square-foot three-bedroom apartment.

The building has gone through several amendments to its offering plans and recent prices ranged from $895,000 for a one-bedroom, one-bath unit with 818 square feet on the 35th floor to $1,890,000 for a two-bedroom, two-bath unit with 1,349 square feet on the 60th floor last September to $1,03000 for a one-bedroom, one-bath unit with 794 square feet on the 52nd Street to $1,795,000 for a 3-bedroom, 2-bath unit with 1,463 square feet on the 38th floor recently.

The building is one of several new major residential towers planned for 42nd Street west of Eighth Avenue.

The tower is set back on a low-rise base that contains the lobby and part of the garage on 42nd Street. Apartments have floor-to-ceiling windows, kitchens are by Valcucine and bathrooms have Waterworks fixtures.
