Maison East - 1438 Third Avenue: CARTER'S REVIEW


This 31-story apartment tower was erected in 1985 with some air-rights from neighboring properties and therefore has excellent views to the west.

It was initially known as Turnberry Tower and was designed by Wechsler, Grasso & Menziuso, whose other Manhattan high-rise buildings include the Europa, the Channel Club, the Bentley and the Highpoint.

The building originally had 147 rental apartments but it was acquired in 2006 by Broad Street Development, which converted it to a residential condominium with about 87 units and renamed the building Maison East.

Broad Street Development is headed by Raymond Chalm? and Daniel M. Blanco.

The beige-brick, mid-block tower has a 24-hour concierge and doorman and a one-story rusticated limestone base with a canopied entrance. The building has discrete air-conditioniers, many balconies, some corner windows and is set back at the 2nd and 9th floors.

Apartments were priced in late 2006 from the $700,000s and a 784-square foot, one-bedroom apartment with one-and-a-half baths was priced at about $858,000.

Mr. Chalm? founded Broad Street in 2004 when it acquired the office building at 61 Broadway. He is president of Broad Street and formerly was a principal with JEMB Realty, which is headed by Morris Bailey, who is Mr. Chalm? s father-in-law. Mr. Chalm? continues his ownership in assets of 75 Broad Street and Herald Towers. Mr. Blanco is executive vice president of Broad Street and also was formerly with JEMB Realty.

There is excellent crosstown bus service nearby at 79th and 86th Streets and an express subway station at 86th Street and Lexington Avenue.
