This very handsome, 18-story, mid-block residential condominium building at 221 West 77th Street was expected to be completed by The Naftali Group in 2017.

It was designed by Thomas Juul-Hansen and Goldstein, Hill & West.  Mr. Juul-Hansen and the Naftali Group also built and designed a similar tower with Danish masonry and mahogany framed windows and stepped terraces across the street at 210 West 77th Street in 2016. 

Mr. Juul-Hansen, who once worked in the offices of Richard Meier, also designed the handsome limestone-clad, mid-block building at 60 East 86th Street.  He also design a pair of 10-story buildings flanking the High Line at 505 West 19th Street and did the interiors for One57 and 50 West Street.

The building only has 26 units.

Bottom Line

This is one of a new pair of very handsome, mid-block apartment buildings designed by Thomas Juul-Hansen with some stepped terraces and very broad entrance marquees across from one another on a three-lined street not far from Zabar’s and the American Museum of Natural History.

Description

The building has four cascading terraces in the middle of its south façade and its metal window frames are elegantly contained with vertically ribbed light-colored stone.

The building has a large metal entrance marquee, multi-paned windows and Juliet balconies. It also has sidewalk landscaping.

Amenities

The building has a doorman, a half-court basketball facility, a fitness center, a paneled library with pool table, a roof deck with gas fire pit, a garage and storage.  Pets are allowed.

Apartments

Kitchens have been designed by Smallbone of Devises with appliances by Miele and fixtures by Dornbracht.  They have Pietra Cardosa counters and backsplashes and Potomac marble island table with walnut legs.

Master bathrooms have vanities of Andromeda white marble with oak cabinetry and a rain show with heated floors.

The west townhouse is a 5-bedroom, duplex unit with 3,809 square feet of interior space and 1,285 square feet of exterior space.  The lower level has a large entry foyer with a staircase to the upper level, which has three of the bedrooms, and a large living/dining room with an open kitchen with an island and a very large, 40-foot-wide back yard. 

The 16th floor apartment is a five-bedroom unit with 3,300 square feet of interior space and 110 square feet of exterior space.  It has an entry hall that leads east to the 25-foot-wide living/dining room that is next to the enclosed and windowed 16-foot-wide kitchen.

Apartment 9 West is a five-bedroom unit with 3,060 square feet of interior space and a 28-foot-long living/dining room adjacent to an enclosed, 13-foot-long kitchen.

Apartment 12 East is a three-bedroom unit with 2,067 square feet of interior space and a 23-foot-long living/dining room that opens onto a 14-foot-wide open and windowed kitchen.
